Hotel owners’ biggest risk isn’t the market

It’s the gap between the owner and their GM.

Owners think in NOI, asset value, and capital strategy. GMs think in staffing, guest scores, and getting through today’s shifts.

Both are right. And right now, that gap is costing hotels real money.

Here are the five friction points I’ve been seeing most often:

1. Margin squeeze vs. workforce investment

Insurance, utilities, and labor keep climbing.  Owners cut hours to protect NOI.  GMs fight to keep the team they have.  Cut too deep and turnover and guest scores erase the savings.

2. AI and automation vs. operational reality

Owners see lower headcount and faster ROI.  GMs inherit disconnected tech stacks, nervous teams, and the risk of stripping out the personal touch guests pay for.

3. Quality mandates vs. capital discipline

PIPs and standards updates land on a budget nobody planned for.  The GM is stuck between a skeptical owner and a brand audit that can threaten the flag.

4. Owner oversight vs. GM authority

More data means more owner involvement.  When direction goes straight to department heads, or a GM’s role is questioned, alignment breaks down on the property floor.

5. Ancillary revenue vs. departmental execution

RevPAR growth is slowing, so owners want new revenue from flex workspace, wellness, and F&B pop-ups.  But sales, housekeeping, and culinary aren’t wired to execute together without added resources.

None of these are people problems.  They’re alignment problems, and alignment is fixable.

When owners and GMs share the same scorecard, the same language, and a clear decision-making framework, you see:
 ** Lower turnover
** Faster, cleaner execution of capital and tech decisions
** Stronger guest satisfaction and stronger NOI

That’s the work I do.  I help owners and their management teams get on the same page, so strategy actually makes it to the front desk.

If your GM and ownership aren’t speaking the same language, let’s talk.  Message me or comment below, and I’ll set up an intro call.
